In my opinion, this is a good investment. For this price, you only need to come up with RM14,000.00 as your initial downpayment. When the house is ready, you spend a little bit more to install lights. Rent it out after that. The rental of low cost house is at least RM400.00 for empty house in Taman Tunku. This helps to cover most of the monthly installment.
In addition, the property price continues to soar, even with low cost house. Some low cost house in Kuching is selling for RM188,888.00 in Kota Samarahan area.
Furthermore, your tenants will help you pay for the monthly installment and your bank interest. If you sell it after 10 years, you will be profited few times of your initial investment.
Example:
Initial load amount = RM133,200.00
Initial Downpayment = RM14,000.00
Balance of loan after 10 years = RM90,000.00 (i just picked a number, but should be lower than this)
Property price after 10 years = RM200,000.00 (hypothetical that only increased by 35%, should be higher than this)
Gross profit = RM200,000.00 - RM90,000.00 = RM110,000.00
Miscellaneous cost = RM20,000.00
Net Profit = RM90,000.00

Otherwise, this is a good buy for own stay too for a small family. I went to see the house, and I actually like it. For a small house with built up area of 18' x 26' with 3 rooms and land area of 18' x 46' (2 points), it is cozy. Also, the roof is high. It has enough height to build another room. This can be modified to be a one and a half storey house.
Another suggestion is to buy two house side by side. Then you will have a big house with built up area of 36' x 26', which is 936 sqft. Not bad for a low cost house and it only cost you RM296,000.00. And, you get 6 rooms. If you modify it to one and a half storey house, you will get 8 rooms, 4 points land, which is similar or bigger than normal terrace house. Not bad, right?
